ADA clearance dimensions are the fastest way to lose a US contract order after the sample has already been approved. A specifier orders your desk for a university library, the inspector measures 26 inches of knee height under the apron, and the whole batch becomes a change order. Nothing was wrong with the build quality. The apron was one inch too deep.

These are the eight numbers a US commercial buyer checks, quoted from the 2010 ADA Standards for Accessible Design, plus the one thing about them that most overseas suppliers get backwards.

First: your product is not "ADA compliant"

The ADA Standards regulate facilities — the built environment of public accommodations, commercial facilities, and state and local government buildings. They do not certify furniture. There is no ADA sticker for a table, no ADA mark for a vanity, and any supplier claiming a product is "ADA certified" is either confused or selling something.

What is true, and what matters commercially: a piece of furniture either preserves the specifier's ability to meet the standard, or it destroys it. A table whose apron drops to 26 inches cannot be installed as an accessible dining surface anywhere in the United States. The specifier does not care whose fault that is. They care that they now have to source again.

So the practical question is never "is this ADA compliant?" It is "when this is installed, do the clearances still exist?"

How high can an accessible table or work surface be?

Between 28 and 34 inches. Section 902.3 is unambiguous: "The tops of dining surfaces and work surfaces shall be 28 inches (710 mm) minimum and 34 inches (865 mm) maximum above the finish floor or ground."

Where suppliers get caught is the bar-height and counter-height product lines. A 36-inch counter-height table or a 42-inch bar table is outside the accessible range entirely. That is not automatically a problem — a venue can meet the requirement with a portion of its seating — but it does mean the accessible portion of an order cannot be filled from those SKUs, and a buyer who assumed otherwise will discover it during a plan review.

How much knee clearance does a table actually need?

This is where orders die, because it is not one number. Section 306.3 defines knee clearance as the space under an element between 9 inches (230 mm) and 27 inches (685 mm) above the floor, and it constrains that space three ways:

  • Height: the clearance zone runs up to 27 inches (685 mm). Nothing structural may intrude below that line.
  • Depth: "Knee clearance shall be 11 inches (280 mm) deep minimum at 9 inches (230 mm) above the finish floor or ground, and 8 inches (205 mm) deep minimum at 27 inches (685 mm)." Those two anchors imply the permitted taper between them — one inch of depth surrendered for every six inches of height.
  • Width: 30 inches (760 mm) wide minimum, per 306.3.5.

The 27-inch line is the assassin. Aprons, stretchers, drawer boxes, cable trays, modesty panels, welded corner gussets and thick tabletop edge profiles all live in exactly that zone. A 30-inch-high table with a 4-inch apron leaves 26 inches. It fails, and it fails invisibly on a drawing that only labels overall height.

Knee clearance also has a documented maximum: it extends 25 inches (635 mm) maximum under an element at 9 inches. That ceiling exists because clearance deeper than a person can reach into is not usable clearance.

What is toe clearance, and how is it different?

Toe clearance is the lower band — Section 306.2.1 defines it as the space under an element between the floor and 9 inches (230 mm) above the floor. It has its own numbers:

  • Extends 25 inches (635 mm) maximum under the element (306.2.2)
  • Must extend 17 inches (430 mm) minimum under the element where it is required (306.2.3)
  • 30 inches (760 mm) wide minimum (306.2.5)

The distinction matters for anything with a plinth, a toe kick, a base cabinet, or a solid pedestal. A vanity with a full-height solid base offers no toe clearance at all, so a wheelchair user cannot get close enough for the knee clearance above it to be usable. The two zones only work as a pair: toe clearance buys the approach, knee clearance buys the seating position.

How much floor space has to stay clear in front?

30 by 48 inches. Section 305.3: "The clear floor or ground space shall be 30 inches (760 mm) minimum by 48 inches (1220 mm) minimum." For dining and work surfaces, 902.2 requires that space to be positioned for a forward approach, with the knee and toe clearance of 306 provided.

This is the one that turns a furniture question into a layout question, and it is where your product data becomes the specifier's problem. They cannot verify a layout from a photo and an overall footprint. They need to know how far your table's leg assembly, pedestal spread or cantilever base actually projects into the floor space in front of the seating position.

How much room does a wheelchair need to turn?

60 inches. Section 304.3 gives two permitted forms: a circular turning space of "60 inches (1525 mm) diameter minimum," or a T-shaped space within a 60-inch (1525 mm) square with arms and base 36 inches (915 mm) wide minimum.

You are not designing the room, but you are constraining it. Bench seating, fixed banquettes, deep cantilevered worktops and wide pedestal bases all eat into the turning space around them. Publishing the true projected footprint — not just the tabletop outline — is what lets the specifier lay out a compliant room with your product in it instead of someone else's.

One more worth knowing exists: 902.4 covers dining and work surfaces built for children's use, with an exception where surfaces are used primarily by children aged five and under and a parallel-approach clear floor space is provided. If you supply school or nursery furniture, read that section rather than assuming the adult numbers transfer.

What this means for the spec sheet you send a US buyer

Overall width, depth and height are not enough to answer a single one of the questions above. None of the ADA clearance dimensions that decide the review can be derived from a bounding box. A US contract buyer evaluating your table needs four measurements you probably do not publish:

  1. Underside clearance height — floor to the lowest structural element under the top, measured at the apron or stretcher, not at the tabletop.
  2. Apron setback — how far in from the table edge the apron begins, which is what determines usable knee depth.
  3. Base projection — the actual floor footprint of legs or pedestal, which governs the 30 × 48 clear floor space.
  4. Toe kick height and depth — for anything with a plinth or base cabinet.

Put those on the drawing, with units, and you have pre-answered the review. The cheapest version of this is a dimensioned side elevation of your existing product photo: measure once, label the underside clearance, apron setback and base projection directly on the image, and attach it to the quote. A furniture spec diagram that carries those four numbers takes a specifier's compliance question off their desk in one look — the same principle that makes countertop overhang worth labelling explicitly rather than leaving to be inferred.

  • Underside clearance height measured to the lowest structural element, not the tabletop
  • That height is 27 in (685 mm) or greater

FAQ

Does the ADA apply to me if I only export to the United States?

Not directly — the obligation sits with the US facility owner or operator, not with an overseas manufacturer. It reaches you commercially instead: your buyer is legally exposed, so they push the requirement upstream as a purchasing spec. In contract, hospitality, education and healthcare channels, failing to supply the underside dimensions is often enough to be dropped from the bid before price is even discussed.

Is ADA the same as ANSI / ICC A117.1?

They are different documents that mostly agree. The 2010 ADA Standards are the federal enforceable requirements; ICC A117.1 is the technical standard referenced by building codes that many states adopt. When a buyer sends you a spec, check which one they cite, and do not assume the numbers are interchangeable on any given clause.

How do I show ADA clearance dimensions on a product image without a CAD drawing?

Annotate a straight-on side view of the product photo. You need three labelled measurements — underside clearance height, apron setback and base projection — with the unit shown on each. Precision is the whole point here, so this is one of the few places where measuring on the image matters more than styling it: software that snaps a measurement to the product's real edges and prints the value onto the photo produces a figure a specifier can rely on, whereas an AI-generated image will render a plausible-looking number that was never measured against anything. For a compliance review, a number that looks right but is not measured is worse than no number at all.

What is the most common ADA clearance failure in furniture?

The apron. A table at a legal 29 or 30 inch height fails because a 3 to 4 inch apron pushes the lowest structural element below the 27 inch knee clearance line. It passes every check that measures overall height and fails the one that measures what is underneath.

Do these dimensions apply to residential furniture?

Not as a legal requirement for private homes, which are outside the scope of the ADA Standards. They still function as a useful design floor for accessible and ageing-in-place residential lines, and multifamily housing carries its own separate obligations under other federal rules — check those separately rather than reasoning from this page.
